One of the most concerning trends we’re seeing in Indiana real estate right now has nothing to do with interest rates, inventory, or prices. It’s brokers selling homes in communities they don’t actually know.
Legally, a real estate license allows an agent to sell anywhere in the state. And technically, anyone can unlock a door, turn on lights, and submit an offer. But buying a home isn’t just a transaction. It’s a decision that locks you into a neighborhood, a school district, a tax structure, a commute, and a future you’ll live with for potentially a long time. And that’s where unfamiliarity with a local area can cause real problems.
We’re consistently amazed by the number of brokers driving hours from their offices to show homes in Tippecanoe County. On paper, the house seems fine. The price seems reasonable. The listing photos look great. No problem, right?
But a lot happens at the local level that never makes it into a home’s listing description. Zoning changes. Planned developments. School boundary adjustments. Road expansions. Utility projects. Tax implications. Growth patterns. Decline patterns. Traffic.
Does a broker from Indianapolis know what the Tippecanoe County commissioners approved for the cornfield behind the home you’re considering?
Do they know which neighborhoods flood after heavy rain and which ones don’t?
Do they know which school districts are considering changing their transfer policies?
Do they know why two streets that look identical on Zillow feel completely different to live on?

We’d think long and hard before hiring a Realtor who doesn’t live in the community where we want to buy. It’s true that anyone can show a home, but a community expert helps you understand what’s happening beyond that home.
