People ask us these questions all the time.
“When is the best time to move?”
“Should we wait for rates to drop?”
“Should we hold out for the next market shift?”
Here’s our honest answer after decades in real estate and hundreds of transactions: The best time to move is when you want to. Not when you’re forced to.
That might sound overly simple, but it’s one of the most reliable truths we’ve seen hold true again and again.
When you want to move, you have options.
You can:
- Be selective about timing
- Negotiate instead of react
- Prepare your home properly instead of rushing it to market
Moves driven by desire tend to be thoughtful. They’re planned and strategic. So even if the market isn’t “perfect,” the decision is usually a solid one.
When you have to move, things change. And those things happen: Job transfers, divorce, health change, financial pressure.
Then you have to worry about:
- “How fast can we sell?”
- “What concessions do we need to make?”
- “Can we make this work before X date?”
Forced moves are often pricier, and they can include stress, compromise, and regret. Sometimes life doesn’t give you a choice, but it’s always better to avoid that scenario if you can.
Here’s the truth. There’s no magic combination of perfect interest rates, inventory, pricing, and timing. That’s just how markets work. But you can control your motivation, your preparation, and your plan.
Instead of asking:
“When is the perfect time to move?”
Ask:
- Do I want a different lifestyle?
- Do I want less maintenance or more space?
- Do I want a different location, school district, or daily rhythm?
- Do I want to make a move on my terms instead of waiting for life to decide for me?
Good real estate advice isn’t about predicting the market. It’s about helping you move when you’re in the strongest position possible. That could mean moving now, waiting, or prepping quietly so you can move when you’re ready.
If you’re thinking about a move and wondering whether now is “the right time,” we’re always happy to talk it through without pressure.
