Thinking about selling your home by owner in West Lafayette, Lafayette, or Tippecanoe County? You’re not alone. Many homeowners want to avoid commission fees and take control of the process themselves. If you’re leaning that direction, here are a few practical tips to help you—and a word of caution from someone who’s seen it go both ways.

1. Price Your Home Like a Pro

The first and most important step is getting the price right. If you can, look at recent comparable sales in your neighborhood, not just Zillow estimates. Remember: Buyers have access to MLS data through their agents, so they’ll know if you’re overpriced. And, just keep in mind, for sale by owner (FSBO) homes often end up sitting on the market because they’re priced based on emotion, not data. An active, local Realtor has access to real-time market stats that can save you from costly missteps.

2. Market Beyond Facebook and Zillow

Taking a few quick photos and posting on Facebook Marketplace or Zillow isn’t enough to attract serious buyers. Use high-quality photography and consider staging for online appeal. Then, share your listing widely: yard signage, social media, and any FSBO listing sites you can access. For what it’s worth, the multiple listing service (MLS) is where 90%+ of buyers look—FSBO listings don’t show up there unless you work with an agent. That limits your pool of buyers and often costs you more than you save in commission.

3. Know the Paperwork

Selling a home in Indiana means handling a lot of legal details:

  • State-required disclosures
  • Purchase agreements
  • Inspection responses
  • Title work and earnest money

A single missed disclosure can open you up to a lawsuit later. Realtors don’t just market homes—we protect you from these landmines.

4. Prepare to Negotiate…a Lot

Buyers will bring up inspections, appraisals, repairs, financing, and sometimes even furniture. Be ready for back-and-forth, especially with buyers who have an experienced agent on their side. Keep emotions out of it. And remember, negotiating directly can feel personal. Having a Realtor as the middle person helps keep deals alive and emotions in check.

They accepted an offer quickly—but they didn’t realize the buyer’s financing wasn’t solid. Two days before closing, the deal fell apart. The sellers had already moved out, bought another home, and ended up carrying two mortgages for six months. Can you sell your home by owner? Absolutely. But it’s a lot more complicated than putting up a sign and waiting for offers. Between pricing, marketing, paperwork, and negotiations, most FSBO sellers end up realizing the time, stress, and risks outweigh the savings.
