And then the magicians behind the screen tell you what your home is worth.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Except they don\u2019t.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Because they\u2019ve never walked in your home.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">They haven\u2019t seen your finishes and your home\u2019s condition.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">They can\u2019t smell your home.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">They don\u2019t know about the schools or neighborhoods.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Shall I go on?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Friends, the algorithms are wrong. They can be way off track and very upsetting. So, how do the \u201cmagicians\u201d determine the value of your home? Here are some important points to remember.<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>There\u2019s a combo of property tax records, home sales, and user-submitted information feeding the algorithm.<\/li>\n\n\n\n<li>The algorithm uses older comparables, never considering when a property was sold. Some comps can be more than 12 months old.<\/li>\n\n\n\n<li>Renovations, additions, and other changes that affect value are often omitted.<\/li>\n\n\n\n<li>In a newly built home or near some? The algorithm has no idea what the quality of your construction is.<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">Are you picking up what I\u2019m putting down here? Computers and algorithms are great for many things. But when it comes to a realistic listing price for your home (likely your largest asset), don\u2019t rely on a mathematical equation.
