Well, buckle up. You\u2019ve got some work to do! <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Talk to a Lender<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Not surprisingly, the\ndecision to build vs. buy starts at the exact same place\u2026 the budget! When\ndeciding to purchase real estate, get your financing in order FIRST. You simply\ncannot know where to look for land or what builders to interview without first\nknowing how much you\u2019re going to be able to spend.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Loan originators can\ngive ideas of what kind of financing options there might be for your new home.\nMost builders will prefer to hold a construction loan for a variety of reasons.\nIf you get a loan for the amount of your project, overages will likely have to\nbe paid with cash from your pocket. (And, rest assured, there will be overages!\nThere always are.) Oftentimes, it will be more expensive for the buyer to hold\nthe construction loan.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Interview Builders<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s at this point that\nyou should interview builders and get quotes from them. It can also be helpful\nto select your lot WITH your builder. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As you have that\ninitial interview, discuss what your budget looks like and see what they might\nhave to say about your ideal location, type of home, and other details. Many\nlocal builders will have insight about topography and soil types that might\nhave a big effect on what you can and cannot build. Some builders will use what\nthey know about the lot to determine the type of warranty they\u2019ll offer on the\ncompleted home (this is super important).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you\u2019re working with\na realtor, have them connect you with a few builders they know and trust (and\nlikely have even worked with before). Or let your builder of choice know if you\nintend to have your realtor involved. Realtors can answer questions pertaining\nto lot value and the potential resale-ability of the home you\u2019re considering\nbuilding.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Consider getting at\ndetailed quotes (including information about warranties and timeline) from at\nleast three builders. Make sure you\u2019re comparing like information, and ask your\nrealtor and the builders for further insight, if needed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Locate the Lot and\nPlan and Design the Home<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">At this point, you\u2019ll likely want to locate and purchase the\nlot for your new home (if you haven\u2019t already).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Then you\u2019ll want to design the home, picking parameters for\nits size, layout, and style. You\u2019ll want to keep in mind any info you\u2019ve\ngathered about lot limitations or design decisions that may affect the future\nresale value of your home.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In Tippecanoe County, you\u2019ll need architectural plans and\nsite plans to even apply for building permits. The architect will help you\nwith:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Square footage<\/li><li>Number of stories<\/li><li>Layout<\/li><li>Functionality<\/li><li>Number of beds and baths<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Want Some Local\nData?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">If you\u2019re curious\nabout local construction data, 430 single-family building permits were issued\nin Tippecanoe County (384), Lafayette (27), and West Lafayette (19) combined in\n2019.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the <a href=\"https:\/\/www.tippecanoe.in.gov\/DocumentCenter\/View\/24481\/12-December-2019-building-permit-synopsis\">Tippecanoe\nCounty\u2019s 2019 building permit synopsis<\/a>,\nthere were 19 more single-family permits overall than there were in 2018 (a\ntotal of 430, compared to 411.) While both cities saw an increase in permits\n(30% decrease for Lafayette and 20% for West Lafayette), the unincorporated\ncounty had an increase of 9% in the number of permits issued.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Eleven preliminary\nplats were heard and approved by APC during the <a href=\"https:\/\/www.tippecanoe.in.gov\/DocumentCenter\/View\/22244\/2019-Building-Permits-Chart\">2019\ncalendar<\/a> year, but only two of\nthose 22 were for single-family residential subdivisions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you\u2019re thinking\nabout building a home in a subdivision in 2020, consider the following\nlocations: Stonehenge, Hickory Ridge, Three Meadows, Concord Ridge, and Avalon\nBluff.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">National Data<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Zooming out to some\nnational data on new construction: <a href=\"https:\/\/www.ftportfolios.com\/Commentary\/EconomicResearch\/2020\/2\/24\/yes,-there-was-a-housing-bubble,-but-not-now\">Brian\nS. Wesbury<\/a>, Chief Economist for\nFirst Trust, says, \u201cStarts have been much higher in recent months due to the\nunusually mild winter weather throughout much of the country. And while we may\nsee a pullback in the coming months as weather patterns return to normal, we\nanticipate at least a few more years of gains in home building. Given\npopulation growth and scrappage (knock downs, fires, floods, hurricanes,\ntornadoes&#8230;etc), builders have simply started too few homes since the bust.\nNow it looks like they need to overshoot to make up for lost time. In turn,\nexpect new home sales to follow starts higher.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This excerpt from The\nRealtor Magazine pretty much sums it up: \u201cThe projected increases\nstill fall shy of meeting the demand for new homes, economists said. A chain\nreaction is occurring in the market: Fewer seniors are downsizing, which limits\noptions for move-up buyers, forcing them to stay put and starve the market of\nthe starter homes that first-time buyers are desperately seeking. Currently,\nthere is an historically low 1.7 million homes on the market. \u201cGiven the\nhistorically low number of homes for sale relative to the growing number of\nhouseholds, there is only one outlet to meet demand: new-home construction,\u201d <a href=\"https:\/\/magazine.realtor\/news-and-commentary\/feature\/article\/2020\/01\/will-the-market-get-the-new-home-supply-it-needs?AdobeAnalytics=ed_rid%3D3995882%26om_mid%3D1945%7CMembersEdgeNews_2020_2_06_Agents%26om_ntype%3DMEMBER%27S%20EDGE%20%28news%29\">said\nDavid Berson<\/a>, senior vice\npresident and chief economist at Nationwide Economics. \u201cSo 2020 should be a\ngood year for new-home construction.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Time will tell.
