When you find out that you might be in a multiple offer situation, there are definitely some ways to help make your offer stand out!<\/p>\n\n\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li><strong>Ensure your buyer agent calls and speaks with the listing agent.<\/strong>\u00a0There are so many terms and factors that go in to an offer. Ask your agent what kind of rapport they have with the listing agent. You can\u2019t write a \u201clove letter\u201d to the seller anymore, but your agent represents YOU, and certainly they can do the same thing by calling and talking to the listing agent.<\/li>\n\n\n\n<li><strong>Get the terms right from the get go!<\/strong>\u00a0When does the seller want to close? Do they need post-closing possession? Are there defects on the sales disclosure that need to be addressed in the offer? Being flexible is the name of the game. And if you can save yourself from a bunch of back and forth counter-offers, you\u2019ll likely to lock in the deal more quickly!<\/li>\n\n\n\n<li><strong>Have your lender call the listing agent directly.<\/strong>\u00a0The only one who really knows your buying power is your lender. (That is, unless you\u2019re a cash buyer.) Having your lender tell the listing agent how strong your buying position is can be very helpful. It also helps to build rapport.<\/li>\n\n\n\n<li><strong>Use comparable sales to justify your offering price.<\/strong>\u00a0Don\u2019t just lowball a number. Have your agent help you understand pricing history in that neighborhood and\/or area. Write a fair, yet strong offer, which you can justify by reviewing comparable sold property information. And you can send that data to the listing agent with your offer.<\/li>\n\n\n\n<li><strong>Think about what your offer will actually net the seller.<\/strong>\u00a0Do you need closing cost assistance? Are you asking the seller to pay your buyer agent compensation? All of these things take money from the seller for your benefit. Be considerate of these requests when you ask them.<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">If you need help in a tricky situation, reach out!
